  • Middle to high end homes on 2-3 acre lots with 36% additional common areas.

  • Possible 2-3 unit condos on 1-3 of the more difficult lots will be architecturally consistent with single family homes.

  • Hanger requirement in C&Rs will tend to force sales to pilots only, reduces non-pilot complaints.

  • Homeowner's Association (HOA) to own and manage common areas including runways & roads.

  • Project will be a tax contributor, rather than a tax consumer.



Commercial area for airport services:

  • On-field fuel.
  • Common hanger for owner use, rental or for visiting mechanic to work on local aircraft.

  • Aviation related businesses subject to HOA approval.
  • Public access to certain areas for aviation use including transient parking.

  • Tie downs & future rental hangers.
